Automotive film and tint shop with building, Interior BC: first read
Source: Sunbelt Network listing VAN03BC002-57328, read 2026-10-26. Listing figures are the seller's.
Automotive paint protection film and window tint business, Interior BC, listed at $1,580,000 including the owned 4,200 square foot building and land, with reported revenue of $607,018 and adjusted EBITDA of $79,550 (listing figures). Nearly 30 years in operation; three full-time and two part-time staff; dealership relationships and an estimated 80% local market share; real estate valued in the listing at $1,100,000 and FF&E at $50,000; reason for sale given as retirement.
First read: strip out the property and the business is priced at about $480,000, or 6.0x adjusted EBITDA, with no rent charged against those earnings. On a conventional structure (commercial mortgage on the property, term loan on the business, 25% equity overall), debt service would run about $141,000 a year against $79,550 of earnings, coverage of about 0.56x. Even taken alone at a standard structure, the business piece covers its own debt about 1.06x. The deal works only if the buyer wants the property on its own merits, or if the building can be financed as real estate with the business treated as a tenant paying market rent.
The three things a buyer should check first
- An appraisal of the building and land, and the market rent the business could pay if the property were held separately.
- The owner's hours and wage inside the $79,550, since the staff count suggests an owner-operated shop.
- The dealership agreements behind the 80% market share and how many are in writing.
A Deal Risk Screen on this listing would rebuild the earnings, score the four risk pillars, set out the price the cash flow supports at a stated coverage, and give the five questions to ask before an LOI. Two sample screens are on the samples section of the home page.
